Damaged ceilings put back flat and sound
Ceilings take the brunt of leaks from bathrooms, tanks and roofs above. Water softens plasterboard and breaks the bond on older plaster, so what starts as a brown stain can become a bulge, and then a ceiling on the floor. Cracks along board joints and around light fittings are the other common call.
Once the leak is fixed and the area has dried, we cut out the damaged section back to sound board or plaster, check the joists, and fix new plasterboard in its place. The repair is then skimmed together with the surrounding ceiling so it finishes flat, with no ridge around the edge of the patch.
Period ceilings in Boscombe, Southbourne and Westbourne are often lath and plaster. Where it is sagging but mostly sound, it can be secured and overboarded. Where it is too far gone, we take it down and replace it with board and a new skim.

Make Safe & Dry Out
Loose or sagging sections are taken down safely. Where water was involved, the leak must be fixed and the area left to dry before new plaster goes on.
Cut Out & Re-board
Damaged board or lath is cut back to sound material, noggins are added where the edges need support, and new plasterboard is fixed and taped.
Skim & Blend In
The repaired area is skimmed with the surrounding ceiling so there is no visible edge. We clear up and tell you when to mist-coat.

A small patch costs far less than a full ceiling, and a ceiling that has come down is closer to a re-board and skim. As a guide, a standard bedroom ceiling skim starts around £200. We quote every repair in writing, usually within 48 hours of seeing it or clear photos.
Can you repair a ceiling after a water leak?
Yes, and it is one of the most common calls we get. The leak has to be fixed and the ceiling given time to dry. After that, the soaked board comes out, new board goes in and the ceiling is skimmed flat again.
How long should a wet ceiling dry before it is repaired?
It depends on how much water got in. Plastering over a ceiling that is still damp leads to staining and flaking, so we check it is dry before we start and tell you if it needs longer.
My ceiling is sagging. Is it dangerous?
A sagging ceiling can come down without warning, particularly after a leak. Keep people out from under it and call us. We can take down loose sections safely before repairing.
Can lath and plaster ceilings be repaired?
Often, yes. Sound lath and plaster can be secured and overboarded, which keeps the ceiling in place and gives a flat new surface. If it is badly broken, we replace it with plasterboard and a skim.
Will I be able to see where the ceiling was repaired?
No. We skim the repair together with the surrounding ceiling rather than just filling the hole, so the whole surface reads as one.
Why do cracks keep appearing in my ceiling?
Usually because the joints between plasterboard sheets were never taped properly, or the boards are not fixed tightly enough to the joists. We fix the boards and scrim the joints before skimming, so the cracks stay gone.
